5-H Home Ownership Program
What do I need to Qualify?
To qualify for the 5H Home Ownership program, the working household members must have a total combined income of at lease $24,000 annually. All applicants must be able to pass the credit screening as well. The goal of the program is for the applicant to be able to purchase the home within 2 years of signing the lease.
What is the monthly payment and how does it work?
The rate you pay per month is determined by the number of bedrooms the house has. A three-bedroom house in $475 and a four bedroom house is $525. Participants in the 5H program pay a monthly administration fee.
During the first two years of participation in the program, the monthly payment calculation deducts the administration fee from each payment. The remainder is then held in the future closing costs contributions fund for the participants use at the closing table to assist in payment for the 5H house.
By the end of the first two-year period of participation, all applicants will make a good faith attempt to purchase their home. After the initial two years have passed other options can be available at the Authority’s discretion so long as a program participant shows active effort to repair credit and makes progress towards the purchase of the house. Remember, the 5H Program is a homeownership program!
